The Problem

When a system goes down, it isn’t just a maintenance issue.
It’s a revenue event.

Without visibility into equipment performance, major systems fail at the worst times. The cost of emergency repair blows up your budget, but the cost to operations is far greater. The chaos and frustration hits the crew, above-store leaders, and the guest experience, all at once.

The Data Gap

Your facilities are the last function in your business nobody can manage without data.

Labor got scheduling systems. Food cost got procurement software. Real estate got site analytics. Customer experience got speed-of-service data. Facilities got left behind, because the data to manage it never existed.

Act Hub changes that, and moves facilities from a cost you absorb into a number you manage.

Platform Architecture

The Four Layers Behind
Every Act Hub Decision

Act Hub is built in four layers. Each one makes the next possible. Together, they create something no single team can produce on its own.

01 - The Gear & Data layer

There is no API to call and no file to export. Until Act Hub Gear goes on the equipment, the performance data simply does not exist. Every rooftop unit, every condensing unit, every meter gets geared up. That physical presence at every asset is the foundation everything else stands on.

Act Hub Gear - Connects new and existing equipment without replacing what is already there. Affordable, fast to deploy, and built to work with virtually any HVAC, refrigeration, or building system.

Most operators assume getting this kind of visibility means replacing aging equipment or commissioning a building automation system. Act Hub Gear removes that assumption. Non-proprietary hardware, rapid deployment, no infrastructure overhaul. Once it is on, the data starts flowing.

02 - The Intelligence Layer

ForeSight365 is Actuate’s predictive intelligence engine inside Act Hub. It analyzes high-frequency equipment performance data, comparing how each system is running to its own history and to similar systems that are operating well. When that behavior shifts, it traces it to the underlying problem and explains the correction in plain language before a technician is dispatched.

  • Digital Energy Twins - Catches degradation as it develops, before it becomes a failure or a complaint.
  • Predictive Analytics - Links abnormal energy consumption to specific equipment and conditions.
  • Predictive Diagnostics - Surfaces what changed, why, and what to do, before anyone goes onsite.
  • Action Recommendations - Lets stable systems run quietly. Surfaces only what needs attention.

03 - The Action Layer

Work orders, schedules, set points, overrides. The Action Layer is where ForeSight365 intelligence turns into decisions and next steps. Teams do not babysit charts. The platform surfaces what requires attention and lets the rest run, fully covering HVAC, refrigeration, lighting, ventilation, and other critical infrastructure.

  • Prioritized Recommendations - Highlights the most critical issues and opportunities so teams can focus on actions with the greatest impact.
  • Decision Support - Provides data-driven insights that help operators, facility managers, and leadership make faster, more informed decisions.

04 - The Operational Intelligence Layer

A thin-margin portfolio cannot carry an energy manager, a regional facilities manager, or a dedicated asset planner.

Act Hub's Virtual Managers fill those roles. They answer questions about your facilities, summarize what is happening, surface prioritized actions, and grow their capability as they learn more about your operation.

  • Immediately - Answers plain-language questions, summarizes portfolio status, surfaces what needs attention, and identifies the likely cause before dispatch.
  • Over Time - As the Virtual Managers learn your operation, each location, each piece of equipment, and how your team works, they grow from insight assistants into operational sidekicks that help you do more.

PREDICTIVE OPERATIONS

Alarms just tell you when to scramble.
ForeSight365 tells you what’s coming.

ForeSight365 reads the equipment behavior behind every reading, so the alert arrives with the cause, the fix, and the time left to act.

Weeks of warning

Most failures aren’t sudden. When a walk-in starts working harder, ForeSight365 flags it early and escalates as it worsens. Here, a dirty condenser coil was caught and cleaned before the compressor failed.

Energy

Energy drift

EnergyHub compares each system’s consumption to its digital energy twin. When a system starts using more than it should, the gap shows up, with the equipment behind it named, long before a comfort complaint or a failure.

Management By Exception

Stable systems stay quiet.
Issues rise to the top.

The operational philosophy behind Act Hub: Teams act with confidence rather than sift through noise to figure out what actually matters.

Performance is evaluated continuously across every location, asset, and system. Issues that need attention rise to the surface. Everything else runs quietly in the background. Teams spend less time searching for answers and more time acting on them.

Four Action Hubs · One Platform

A Modular and Scalable Facility, Energy & Equipment Intelligence Platform

Act Hub is built around four modular Action Hubs. Operators can start with monitoring and expand into diagnostics, control, and deeper optimization over time.

FacilityHub

Your team does not grow. Its capability does.

FacilityHub puts facilities-level expertise behind every decision, so a lean team runs more locations without more headcount. Every location is scored on thermal, comfort, energy and operations. Stable systems stay quiet. What needs attention rises to the top, with the next step attached.

MaintenanceHub

Fixes before failures.

Predictive alerts and diagnostics move your team from reactive firefighting to predictive control. The right technician shows up knowing what changed, the likely cause and what to fix, with the right parts. That means fewer second trips, fewer surprises and faster repairs, and the equipment itself confirms the fix held.

  • Auto-generated work orders with diagnostics
  • Post-repair validation from the equipment
  • Open, closed and aging tracking, with Critical, High, Medium and Low prioritization
  • Live data and live control from the roof: setpoints, compressor engage and shutdown, test runs

EnergyHub

The savings are already in your operating budget.

EnergyHub compares actual consumption with each system’s digital energy twin. Energy drift is often the first sign that something is going wrong, long before a comfort complaint or equipment failure. Catching it early turns waste into margin, and energy from a cost you absorb into a number you bring down.

AssetHub

Capital decisions backed by data.

AssetHub tracks age, performance history, and the Operations Score, which works as each asset’s condition score, across every location, so you can see which units are nearing end-of-life. Repair-versus-replace decisions move from gut feel to performance data, and capital planning becomes a forecast instead of a surprise.

Asset & Capital Intelligence

Repair vs replace.
Backed by data, not gut feel.

AssetHub tracks equipment age, performance history, and the Operations Score across every location. Capital decisions move from gut feel and deferred invoices to condition-based data that shows exactly what is nearing end-of-life and what it will cost to defer the decision.

By combining lifecycle intelligence with operational performance data, teams can prioritize repairs, plan replacements, and make investment decisions with greater confidence.

Common Questions

What teams want to know.

What is equipment performance data?

Equipment performance data is the collected, structured, and analyzed high-frequency data from a piece of equipment. Act Hub turns it into three equipment performance scores an operator can act on: an Operations Score, a Comfort/Thermal Score, and an Energy Score. Unlike a periodic reading, it is continuous, so it shows how equipment is actually performing rather than how it looked at a single moment.

What is predictive control?

Predictive control is operating facilities on what equipment data says will happen next, rather than reacting to what has already failed. It is the opposite of reactive operations: setpoints, run times, and schedules are adjusted ahead of a problem instead of after it. Predictive control is the acting half of Actuate’s approach; predictive operations is the analytics that informs it.

What is predictive operations?

Predictive operations is predictive analytics applied to facility operations: using equipment data to anticipate how systems will behave and what they will need next. It is the intelligence half of the pair; predictive control is the acting half that adjusts the equipment on that prediction. Together they move a facility from reacting to problems to staying ahead of them.

What is high-frequency data?

High-frequency data is equipment performance data captured at an interval short enough to reveal how a system is actually operating. Most monitoring captures only occasional snapshots, often every 5, 10, or 15 minutes, because cloud-based systems have to stream the data before they can use it, and streaming at high frequency is expensive. Act Hub processes the data at the edge instead, so it can read at high frequency without that cost. That is what reveals the patterns that make prediction and diagnosis possible, such as short cycling, runtime creep, and slow degradation, and it is the difference between seeing a problem develop and finding out after it fails.

How is Act Hub different from a BAS or BMS?

A building automation or management system is infrastructure installed inside one building: controllers, wiring, commissioning, and someone trained to operate it. It is a capital project, and it stops at the property line. Act Hub delivers what an operator buys a BMS for: systems running as designed, energy managed, costs predictable, across an entire portfolio, without the capital or the complexity. It installs wirelessly in days, reads equipment performance data centrally, and needs no specialist to run. Most multi-location operators will never install a BMS in every store; this is the version that reaches all of them.

How is Act Hub different from alarm-based monitoring?

An alarm fires once a threshold is crossed, which means the problem already happened: the product is already warm, the compressor already failed. Act Hub analyzes equipment performance data every minute against how the system should be operating, so drift is caught as it begins and the likely cause is identified before anyone is dispatched. The difference is what arrives: an alarm tells you something is wrong, Act Hub tells you what changed, why, and what to do. Answers, not just alerts.

Does Act Hub replace our CMMS?

No. A CMMS manages work orders, vendors and maintenance records: the workflow around a repair. Act Hub enhances that workflow rather than replacing it: it supplies the diagnosis that goes onto the work order before the technician is dispatched, and the equipment performance data that confirms the fix held afterward. The CMMS still records what was done. Act Hub determines what should be done, and whether it worked.

Do we need to replace our existing equipment or controls?

No. Act Hub instruments the equipment already in place: rooftop units, refrigeration racks, walk-ins, compressors and motors, whatever age or brand. Sensors install wirelessly, so there is no conduit, no controller replacement and no store downtime. The equipment does not change; what changes is that its behavior becomes visible at high-frequency resolution and gets acted on.

Who uses Act Hub day to day: operations or IT?

Operations. Act Hub is built so a facilities lead, an above-store operator or a regional manager can act on it without a technical background, and without IT owning it. The platform surfaces only what needs attention, with the next step attached in plain language. There is no query to write, no threshold to configure and no screen anyone is expected to watch.

What is ForeSight365?

ForeSight365 is Actuate’s predictive intelligence engine inside Act Hub. It analyzes high-frequency equipment performance data, looking past the readings to the equipment behavior behind them and comparing how each system is running to its own history and to similar systems that are operating well. When that behavior shifts, ForeSight365 traces it to the underlying problem, whether that is a short-cycling compressor on an HVAC rooftop unit, a defrost cycle running long in a refrigeration walk-in while the temperature still looks normal, or a system using more energy than its digital energy twin says it should, adding to the site’s peak demand. It catches these problems early, before they turn into breakdowns, and explains the correction in plain language before a technician is dispatched. Unlike an alert, which only reports that a limit was crossed, ForeSight365 identifies what changed, the specific issue behind it, and what to do about it.

What are the Virtual Managers?

Virtual Managers (MGRs) are managers embedded in Act Hub: FacilityMGR, EnergyMGR, MaintenanceMGR, and AssetMGR, one inside each Action Hub. Ask in plain language and get an answer drawn from your own equipment performance data and work order history. They make your team more capable. They do not replace it.
